Spotting the Early Signs of Roof Damage

There is no doubt that the roof is one of the most critical areas of any home. However, this protective surface can still become damaged over time. It is important to appreciate common warning signs, as your structure could otherwise require thousands of pounds in repairs. What are some typical indicators that a professional assessment should be ordered?

Asphalt Granules in Gutters and Run-Off Drains

The presence of these asphalt granules could indicate that the shingles have suffered an undue amount of wear and tear. It is a good idea to check for their presence at least twice a year (once in the early spring and again in the late autumn). A large number of granules might be a signal that certain shingles need to be replaced.


Deteriorated Soffits and Awnings

The roof is meant to partially protect these exterior elements of a home. If water is allowed to enter behind their surface, rot and stains will often result. This is a clear hint that an inspection should be ordered sooner as opposed to later.

Missing and/or Damaged Shingles

Over time, the ultraviolet rays of the sun can cause shingles to become brittle and crack off. This is a particular problem with older structures, as the roofs are not made from more resilient materials. Regularly check for this type of damage, as a small bare spot can quickly evolve into a major issue.

Sagging Sections of the Roof

This is normally an indicator that the underlying frame has become compromised; generally due to the presence of moisture. While this can happen in various locations, it is most commonly witnessed at the peak. A sagging roof is a definite sign that repairs need to be made.

If you notice the presence of these issues, the chances are high that water has already penetrated the roof and it is now seeping through to the interior of your home.
